- 68028 — 28 days on market, $453K, w
ith a massive 15.4 months of inventory. You have serious leverage here. - 68133 — 37 days, $398K, 14 months of supply. Plenty of room to negotiate.
- 68007 — 28 days at $426K with 11.7 months of inventory. Sellers are waiting.
- 68022 — 17 days at $550K with 9.5 months of supply. Higher price point but real negotiating room.
In these zip codes, seller concessions are very much on the table — and January data shows 5.3% of all sales included seller-paid closing costs averaging $5,000. That’s money back in your pocket at closing.
